Tenants urged to take note of energy benefits |
04 2008 |
| Tenants are set to benefit from reduced energy bills through a new measure due to be introduced later this year. While government plans for Energy Performance Certificates (EPC) have been in place for some time, Paragon Mortgages has now taken the step of advising tenants and landlords to review the energy efficiency of their rental properties ahead of their October introduction. Though landlords are under no legal obligation to carry out any of the recommendations made by the certificates, experts believe that they will become a vital tool in helping tenants choose a rental property as they will be an effective indicator of how much they will be required to spend on bills. Tenants have also been advised to take note of the government's Landlord Energy Saving Allowance (LESA) scheme. Under the initiative, which came into effect in 2004, renters on certain benefits can apply for grants of up to £2,700 in order to make insulation and heating improvements to a property, though the landlord's permission must be obtained. ![]() |
