Tenants urged to know their rights

Tenants are being encouraged to stand up for their rights as a new survey suggests that millions of people living in rented accommodation are not aware of what they are entitled to when it comes to contractual agreements.

Research by Community Legal Service Direct (CLSD) shows that only one in five tenants is aware that their landlord cannot terminate their contracts unless they are given at least five months' notice.

The firm also advised tenants to ask landlords to secure their deposits with a tenancy protection scheme, ask for a copy of any inventory made at the beginning and end of the letting, and take photos of any disrepair issues in the property.

They are also urged to keep a record of any phone calls made and letters/emails sent to their landlord for reference.

"Many tenants fight their own battles rather than seeking professional advice when encountering problems," John Sirodcar, head of direct services at Community Legal Service Direct explained.

Renters cite problems with boilers, the withholding of deposits and landlords turning up at the last minute as real bugbears, CLSD found.
