Tenants looking to rent houses, not flats

Tenants now prefer to rent houses rather than flats as they become increasingly spoilt for choice when it comes to rental properties, new research has found.

According to the latest figures released by the Royal Institution of Chartered Surveyors (Rics), 16.9 per cent of its members saw a rise in the demand for flats rather than a fall over the third quarter of 2007.

In comparison, 25.2 per cent of members reported seeing an increase in demand for houses.

However, the new report also revealed that the number of surveyors seeing a rise in tenant lettings decreased slightly from 28.5 per cent to 20 per cent in the three months up to October this year.

The new figures come soon after the Empty Homes Agency reported that new-build flats in 'up and coming areas' often have high vacancy rates, allowing renters the opportunity to live close to city centres, particularly in the north of England.

"What we're finding is that some of the new flats, and it is mainly flats, that are being built have got very, very high vacancy rates," said the Agency's chief executive, David Ireland. ADNFCR-1219-ID-18398585-ADNFCR
