Landlords urged to be sensitive about tenants' requirements |

| The director of the Residential Landlords Association (RLA) has encouraged landlords to ensure that their properties are flexible enough to cater for several markets. Alan Ward has explained that with so many properties now available and rising mortgage costs causing people to turn to the rental sector, landlords must be aware of the different requirements of tenants. He said: "Different markets will have different requirements - students will want broadband and Sky and you might rent the property more easily to them if it is already included. "Shared houses need two or more bathrooms for five people or more and dishwashers are becoming common in homes with busy professionals." Mr Ward also added that tenants appreciate safety measures such as fire extinguishers and alarm systems being covered, while offering some long-term tenants the chance to decorate could also be a wise move. According to the Residential Rental Price Index (RRPI), the average price for a rental property in April 2008 was £631 across the whole of the UK, having risen slightly from £608 in February. ![]() |
