Landlords prefer 'keen' tenants who have 'done their research'

Tenants should "play to their strengths" if they want to impress prospective landlords and secure a dream flat to rent, experts have revealed.

With growing numbers of UK young professionals now looking to rent a property rather than struggle to buy in a time of record house prices, a new report in the Mail on Sunday has highlighted the best ways for renters to get the most for their money.

Landlord Hiren Satra told the newspaper: "It's best to play to your strengths as a tenant.

"I am always impressed if a tenant has researched the area and seems keen to live there. Also, if they can sign up for longer than the typical 12-month contract, that stands in their favour."

By committing to a long tenancy agreement, tenants could be in a position to negotiate the monthly rent, though such a tactic is more likely to be successful in an area where demand is relatively low, the report states.

In addition, tenants are advised to make best use of the new legislation concerning deposits, notably the Tenancy Deposit Scheme, and brush up on their statutory rights, particularly after a recent survey from Community Legal Service Direct found that 63 per cent of people renting a property are not fully aware of their rights under law.
